elta Roofing Company and many other roofing manufacturers' require you to do annual roof maintenance to keep your roof warranty in force.
Failure to do so will decrease your roofs' life dramatically. Delta can do annual maintenance for you to keep you covered. This form is filled in by one of our technicians, on each maintenance visit, to report on your roof condition. The following are a few of the actions to complete (yourself or professionally) before ANY rain arrives:
- Clean the gutters, downspouts scuppers & drain boxes. Leaves and debris can back up an entire gutter system and the overflowing pipes can cause leaks and damages. Clear out the trough as well as the downspouts with a snake. One easy way to check them is to put a water hose in the gutter. Now watch where the water goes, if the water doesn't drain properly then it needs to be fixed. When in doubt on what to do, call a gutter professional to correct them so they work right.
- Clear the valleys and waterways on flat roofs and pooling areas. Leaves and other debris can block the flow of the water in valleys or drainage paths. This must be cleared out regularly, especially if you have trees that overhang your roof. This blockage causes water to flow "uphill" against the grain of the roof, causing leaks that wouldn't be there had the roof been maintained and clean. Pooling areas form dirt piles where rotted debris literally eats through your roof sometimes plants grow in these areas and ruin your roof. Bad drainage on flat roofs and on tile roofs this is especially bad for this as they are difficult to walk around on and the leaves seem to trap in the low spots very easily. If your breaking tiles doing the maintenance it might be better for you to call a professional to do this and insure they will replace broken tiles they broke when they are done. Note some tile is hard to replace and colors don't match so be aware of this when walking on the tiles.
- Make small repairs when you notice the need. Investigate the roof for the items we aly out in our form to insure you keeping up your roofs maintenance. Putting off maintenance type repairs until fall can be a frustrating experience. Ridge caps can get loose and blow always so if you don't have the piece there a piece of cap sheet can be used to fill the gap until a replacement can be purchased.
- Check all roof penetrations, roof hatches, doorways, vents and duct roof penetrations. Leaks most often come form around pipes, vents or flashing. This is caused by the shrinking away of plastic cement, as it dries. Once it was fat and filled the crack now skinny it leaves a hole for water to enter. Check around all mental parts where3 it comes in contact with the roof or the pipe. If there is a crack fill it using a caulking gun and some plastic cement. This is a bit messy so be careful and if possible use tubes not the cans for a cleaner you when you are done. Paint thinner does get it off but be sure to check your shoes. Before you go inside to get the cleaner.
- Check around each of those areas as set out in our annual maintenance record if you have it on your roof: Skylights, roofing metal at bottom of walls, metal valleys, meta at top of walls, deck, areas, drains through walls of f roofs or decks, transitions between two roof slopes, additions connections to main building, glass on roof or windows above rood, air conditioning unit at the base, air conditioning ducts along entire exposed ducts and at any roof duct penetrations
